If you don't own a locker, it is smart to rent one for your extra items to store while you have your property for sale. Don't worry I will give you all the advice you need to obtain the best possible price and terms on your sale. Status certificates are normally ordered as a condition of the sale. You have to be careful about order them earlier because they have a 1 month expiry and the purchasers solicitor may not accept it after that time. The cost is approx. $100.00
PURCHASING: I find the key for my Clients is determining where they want to be. The old saying of Location, Location, Location always applies no matter what style of home your are purchasing. You can easily choose the unit of your choice - You know the one that you absolutely love when you walk in the door and it has the perfect design and finishing you dreamed about. The open concept kitchen, granite countertops, hardwood floors and 2 baths - not just 1 and it even comes with parking. Ok so what's wrong how come it is only $250,000. I am sorry did you ask about maintenance fees? Have you taken time to review the building? Does your Agent understand condominiums, the declaration, operating budgets, some internal functioning information you really need. Why does the Board of Directors call an AGM yearly and how is the building doing financially? When choosing a condo - these items are major concerns. Although your offer to purchaser is conditional upon you lawyer reviewing the status certification and financial documents of the unit, do you really know anything else. Then there is the real estate investment side of your purchase and ensuring that your money has been well spent.
