Agreement to Lease 

A written contract, called an Agreement to Lease establishes the terms of the lease agreement.  It also explains the additional costs ie. hydro and gas etc.  In many cases it is common for the Tenant to pay his own utilities on top of phone, cable and internet.  Generally this Agreement to Lease handles all of the necessary clauses and there is no need to prepare another Tenancy Agreement.  All clauses are standard and in accordance with the clauses provided by the Canadian Real Estate and Ontario Real Estate Boards.

Booking Elevators 

The ideal move-in date is Monday to Saturday because most condominiums do not allow move-ins to take place on Sundays.  In rare situations, 

the Property Management office may allow a Sunday move.  The elevator has to be booked through Security and a Deposit is held between 

$200.00 and $500.00 depending on the Rules and Regulations of that particular condo building.  Each Building may be different depending on 

what is enforced and has been implemented by the Board of Directors.  Once the elevator is returned in good condition and with no damage,

this security deposit would be returned.

 

Sub-Metering Tenant Pays Hydro and Gas 

Remember that as the Tenant you will be responsible to set up the account with the Hydro and/or Gas provider if the unit is sub-metered.  It is 

wise to do this as soon as you have an accepted Agreement to Lease.  You can also arrange for cable, internet and telephone hookups to 

avoid any delays in service after your move.
